Which is the better choice? Should you buy your next home from the market? Or should you instead build your next property? It’s a difficult decision that can not be taken lightly. Both routes to homeownership are large financial investments, with their own positives and negatives. Before you decide to buy or build your home, you should review the most significant pros and cons of each option.

Factor #1: The Land

If you decide to build your home from the ground up, you have plenty of flexibility with what kind of land you acquire. You can shop around for the lot of land that you want! Do you want to build a home with a large backyard? There’s bound to be a lot of land that is perfect for your needs.

While you have plenty of choices for your landscape, it isn’t the simplest task to complete. Finding the right lot of land can be a very stressful, time consuming, and costly process. You’ll also need to keep in mind that you won’t build your home overnight. Even with the right contractors, you probably won’t be able to move in for at least 12 months! It’s a crucial thing to consider when deciding between buying or building your home.

If you decide to buy an existing home, then you might be forced to make a few sacrifices. Most of the homes you’ll consider purchasing will most likely already have a mature landscape installed. This, of course, saves you a lot of time and money, since you won’t have to design that beautiful yard all on your own!

However, this also restricts your creative liberties with the landscape. The design, layout, and features will already be in place, and changing things up will cost some cash. Want to create a bigger yard for your family? That might cost you a pretty penny. When you work with a real estate agent who takes the time to understand your needs, you’ll be able to find and buy the home that works best for you.

Factor #2: The Home Efficiency

As a homeowner, you cannot undervalue the importance of efficiency. You want an efficient home for your family and it can be a crucial factor when deciding whether to buy or build your home.

When you choose to build your home, you get to craft your home as efficiently as you want it to be. You’ll be able to install the most up-to-date products, focus on sustainability at every turn, and design the most efficient home that you want. When everything in your home is more efficient, you’ll have lower utility bills, energy costs, and more. It might cost more now, but it will save you money in the long-term.

When you decide to buy your home, you have less flexibility with the efficiency standards of your home. You can, of course, upgrade your appliances and in-home tech to be more energy efficient. However, additional efficiency projects will require larger renovation projects in your new home. It’s important to keep this in mind when you decide to buy or build your home.

Factor #3: Building Codes & Your Control

When you build your home, you get to decide what materials you use. It’s your opportunity to make your new residence truly yours. Plus, it’s the perfect time to build your home with modern day building codes and regulations. Your home will be fully in compliance with the building codes of your city for years to come.

In addition, all of those products that you install will come with warranties too! So, if parts of your home start to fall into disrepair over the years, your warranties will cover those costs. It’s a terrific benefit to consider in your decision to buy or build your home.

If you opt to buy a home instead, you might have your work cut out for you. Some homes might require some remodeling work to install the features, styles, or designs that you want. Sometimes you just need to know where to look though! There might be plenty of homes on the market that have already been updated to match your preferred style. As a leading real estate agent in Denver, I’ll gain a good understanding of what you’re looking for and then find a few homes to match your needs! You’ll have less work to do and still get into a home that you want to live in.
